Two Businesses, One Truck
Junk removal looks like a single service and behaves like two companies that happen to share equipment. The residential side is emotional and unplanned: a garage that got away from someone, an estate being emptied after a death, a hoarding situation a family has finally decided to address. The commercial side is procedural and repeating: property managers turning units, realtors clearing listings before photos, contractors hauling demolition debris on a schedule. They search differently, they buy differently, and one of them is worth having a contract with.
Residential search is dominated by a single national brand that has spent decades making its name the generic term for the category. Trying to outrank it on the head term is a poor use of a local company's effort. What that brand cannot do is be specific — estate cleanout in a named suburb, hot tub removal, shed demolition, post-construction debris haul-off. Those searches are lower volume, dramatically higher intent, and largely uncontested by anyone with a real ad budget.
Pricing is the friction that kills residential conversion. Junk removal is sold by volume, in fractions of a truck, which is a unit customers cannot picture. "How much does junk removal cost" is among the highest-volume queries in the category and one of the least usefully answered. A page that shows what a quarter, half, and full load actually looks like — in photographs, with a price attached — converts a browsing homeowner who would otherwise call three companies for estimates and pick whoever answered first.
The commercial side is won somewhere else entirely: reliability, insurance, scheduling, invoicing, and being reachable on a weekday morning. It rarely comes through a keyword at all. It comes through a page that a property manager can forward to a colleague, which means it needs to exist and be findable by name.
This pack builds both funnels: the specific residential jobs worth ranking for, load-based pricing content that removes the estimate friction, and the commercial page structure that turns one property manager into a standing account.
